WHOLESALING REAL ESTATE
Wholesaling real estate, now I know some of you have heard that you send out a mailing campaign or stick out some bandit signs. Then your phone is going to start ringing and BOOM you catch a motivated seller. Sometimes it happens like that but majority times it does not. The first contact even with a motivated seller sometimes take 2 weeks or more to get that contract. And I am talking about the sellers who a super motivated the first contact. So “if you are thinking why is that?” LIFE , heirs, Attorney reviews, consulting 3rd parties, etc. So let me give you a example Seller calls in Jan 2nd. They are motivated & you make a soft offer on the house. They bite on it. You go out to the house take pics. You say you’re ready to go sign a Contract. And they say let me talk to rest of the heirs. ITs takes them a week to get with all heirs. They all agree on price. You are in a relief mode. Then they rightfully say I want our Attorney to review this contract. Attorney review could take up to 2 weeks getting appointment to get into attorney office. Lets say after 2 weeks they get appointment Attorney reviews everything and approves it. That whole process took 3 weeks fro initial contact. It happens more often than Guru’s care to admit. But hey That s the business of Wholesaling Real Estate.
Now, so what will keep you in business 2 things Consistency and Follow ups. If you are Wholesaling Real Estate you need to be consistent with your Marketing. That means you cant do 1 mailing campaign and expect to quit your job or get a deal. Some times I send out 1200 post cards get no deal but I cant sit around and cry. I got to work it out by not giving up. When you are Wholesaling Real Estate or any type of Real estate Investor. You are a Entrepreneur and as a Entrepreneur you take risk. Nothing is Guaranteed. But remember the Hard road usually becomes the Easy road and the Easy road usually becomes the Hard road. Anyway Follow up will be the majority of your business in the Video I have included below I talk about deals that It took me 5 month all the way up to 12 months to make progress with the seller. That’s part of the business being persistent. That will be the bulk of your business. So its Great to have a CRM system incorporated in your business to remind you of follow ups. For example My CRM once you download the app on your phone it gives you a reminders to call people. And thats what Keeps me in Business being consistent with Marketing and following up with Sellers.
